Real Estate Agents And Staging Options: What To Do For Your Sellers

If you are a real estate agent and you are always under a lot of pressure to sell homes quickly, offering a staging service is something that should be provided for all of your clients. There are a few different things that you can do to do this on your own, and you'll need to have access to the items that will be used for the staging. You want to talk with the sellers about staging the house properly, which can require painting, model home furniture, and potentially other things.

New Furniture

Get in contact with a couple of different furniture companies in your area to see if you can get furniture from them to stage the house. To do this with a deposit or at a low or no cost, offer the following arrangements:

  • Sale package with the house for the furniture
  • Exposure to the furniture company
  • Buying new furniture pieces and getting discounted sales floor pieces

These are just a few of the things that you can talk with the company about, they may be willing to finance pieces for you until the pieces you have sell, and then you can just update and get new ones for other houses.

Painting

There is no point in bringing in new furniture to stage a home if the painting around the house looks old or outdated. The paint experts may need to do the:

  • Interior walls
  • Trim and window casings
  • Exterior window shutters, windowsills and doors

If you can work out a deal with a painting company, they can offer your clients discounted rates and bundled packages. Paint can help the space look newer and more modern.

Cleaning

Make arrangements with a professional cleaning company. This way they can come in and do everything from the floors and the baseboards, to the walls and the ceiling fans. This will an important part of staging the home, because you don't want to stage a home that isn't entirely clean.

If you can tell that your clients' outdated furniture choices and styles around the home are going to impact how quickly you can sell the home, and what the home will be priced at, you want to offer them these different staging tactics for the property. This way you can show the buyers what the potential in the property is, and how fast they could sell the home if they made the changes that you suggest.
